Overview
This document is a two-page application form for the Borough of Ebensburg regarding the review of a subdivision or land development plan. It collects detailed information about the applicant, the property, and the proposed development to facilitate review by the Planning Commission and Borough Council.
Application Details
The form requires the following information to be filled out:
- Applicant Information: Name, mailing address, telephone number, and interest in the property (Owner, Agent of Owner, or Other).
- Property Identification: Name of the subdivision/development, Tax Parcel Number, Deed Book/Page Number, and Tax Map Block/Unit.
- Professional Involvement: Name and contact information for the Engineer or Surveyor involved.
- Site Specifications: Total acreage, number of lots, and current zoning district.
Proposed Development
Applicants must specify the type of lot use proposed, including:
- Single Family
- Multi-Family
- Commercial
- Industrial
- Other
For each category, the number of lots and units must be listed.
Infrastructure & Utilities
The application asks for details regarding:
- Construction: Whether buildings will be constructed immediately and by whom.
- Utilities: The type of water supply (Public, Semi-Public, On-Site) and wastewater system proposed.
- Parking: Description of off-street parking.
- Dedication: Whether streets are proposed for dedication to the borough.
- Zoning: Any proposed zoning changes.
- Covenants: Whether the land will be deed-restricted or hold covenants.
Submission Requirements
The second page outlines the procedural steps for approval:
Initial Submission:
- Must be submitted in nine (9) copies.
- The Planning Commission meets on the first Thursday of each month.
- Applications must be received at least 21 days prior to the meeting for review by the Borough Manager, Engineer, Zoning Officer, and County Planning Commission.
- If approved by the Planning Commission, it is forwarded to Borough Council for final approval.
Revised Submission:
- Required if changes are recommended by the Planning Commission.
- Must be submitted in thirteen (13) copies.
- Borough Council meets on the fourth Monday of each month.
- The revised plan must be received at least 7 days prior to the meeting.
- Council may approve, approve with conditions, refer back to Planning Commission, or reject the plan.
Final Submission:
- Required after Borough Council approval.
- Must be submitted in three (3) copies.
- One set is retained by the borough, and two are returned to the applicant (one for recording).
